DOWNER FACILITIES & ASSET MANAGEMENT
We provide customers with fit-for-purpose facilities management services based on asset management principles, which optimise cost efficiencies, reliability, and whole-of-asset life management outcomes. As a collaborative maintenance partner, we will work closely with our customers to bring their asset management strategies to life.
As experienced Asset Managers with comprehensive knowledge and proven application of ISO 55001 Facilities Management and as FMANZ members, we are committed to being at the forefront of facilities management best practices.
We use the value levers of technology, our geographic spread and best practice asset management principles to streamline and optimise the management of nationwide and diverse property profiles.
The strength of our geographic coverage enables us to deliver national facilities management services efficiently. We have 73 main depots across New Zealand, including remote locations like the Chatham Islands.
- The Ministry of Justice and Department of Corrections - their Asset Management and Facilities Maintenance contract is the largest facility and asset management contract in Aotearoa, New Zealand. Our team of 165 deliver integrated facilities maintenance and asset management services that cover 220 sites. The sites are diverse and located from Northland through to Invercargill. They include 16 prisons, 107 Community Correction Sites (probation offices) and 98 Ministry of Justice sites, including courthouses and legal buildings. Many of these buildings are important historical structures.
- Coca-Cola Europacific – we deliver Facilities Management Services in 34 locations across Aotearoa, with key sites in Auckland, Hamilton, Christchurch and Palmerston North. The property portfolio includes production sites, storage facilities, equipment services sites, water bottling plants and distribution centres.
- ShapEd Consortium – as part of this we were selected to deliver the third New Zealand Schools PPP initiative, we manage facilities for five new schools across New Zealand. Services include asset management, grounds maintenance, pest control, cleaning, security, utilities, and waste management.
- City Rail Link (CRL) is a significant infrastructure project for Tāmaki Makaurau that will transform how people move around the city. The new stations' size and scale are significant and include two new underground stations. As one of the delivery consortium partners, we are working closely with Auckland Transport and key stakeholders to unlock tangible whole-of-asset life efficiencies by considering the maintenance requirements at the early design and build stage.
Downer Greenspace Management
Downer Greenspace are a team of horticulturalists, sports turn and landscape and landscape specialists, certified arborists who maintain and landscape outdoor spaces including reserves, parklands, playgrounds and sports fields.
Our open spaces teams keep our urban areas safe, clean and beautiful. They provide storm response solutions, street and walkway lighting, rubbish collection, gum and graffiti removal, painting and repairs. Our playground specialists design, build and maintain safe spaces for adventure and imagination. We even care for the ground you walk on: sweeping, water-blasting, road marking, surface installation and maintenance, and water blasting.
We take pride in protecting and enriching Aotearoa, New Zealand’s cultural and historic landscape and we acknowledge the important place of Tangata Whenua in the environment, spiritual and cultural guardianship of the Whenua.
- Hutt City Council – maintenance of Percy Scenic Reserve (maintenance of over 1,000 species of rare and endangered native alpine plants) and the Riddiford Gardens (historical reserve featuring an iconic aviary)
- Transmission Gully and Cobham Drive (Wellington) large-scale replanting projects
- Lansdowne Park (Blenheim) specialist turf management services.
As a single point of contact for both public organisations and private landowners, we provide integrated biosecurity, biodiversity and pest management services, and work with other specialist providers to achieve the best possible outcomes.
We provide essential biosecurity services to protect New Zealand's unique native and unique ecosystem. Our biosecurity services are tailored to individual environments, including fencing, riparian planting, pest and weed management, predator surveillance, mapping, and monitoring, to protect our unique natural heritage and support our primary and tourism sectors. We deliver a specialist TBfree programme to prevent the spread of Bovine Tuberculosis from infected wildlife such as possums to cattle and dairy herds.

Our Greenspace team delivers a range of services that prevent nuisance animals from jeopardising public infrastructure, and important environmental features. These programmes include:
- Culling rabbits in the Avon River Flood bank to prevent damage to the landscape, which can threaten homes and livelihoods.
- Deterring pigeons to prevent their droppings compromising the integrity of metal structures.
- Managing deer and goat populations to stop them damaging carbon sequestration plantations.
- Trapping and poisoning rats which can damage computer cables such as the Shotover Wastewater Treatment plant.
